Subsurface exploration for the Assisted Living, Memory Care, Independent Living and Skilled Nursing Facilities in Columbia, Missouri encountered expansive clay soils that had been depleted of moisture in areas near mature trees. Allstate Consultants explored the proposed sites with soil borings and performed swell tests on recovered samples to characterize the site soils. Variable and significant swell potentials indicated the need for soil remediation. Allstate recommended several options and the Owner selected removal and replacement with moisture conditioned, controlled compacted fill. Lifts of lean clay fill were watered, blended with a disc and compacted with a sheepsfoot roller. Following soil remediation, buildings were constructed on spread footings and floor slabs on low volume change zones. Allstate followed through with soil and concrete observation and testing services during construction.
